Perthshire’s property market booming as homes change hands in record time

Properties in Perthshire are changing hands at a rapid rate with numbers of sales and property prices both continuing to rise in the region.

The trend has been highlighted by CKD Galbraith, and the estate agent singled out the high number of cash buyers and customers from south of the border as significant elements.

Emma Chalmers, head of residential sales in the firm’s Perthshire office, said: “The outlook in Perthshire is extremely positive and the LLBT is helping to create a very active market for homes under £300,000. During the first quarter of this year there was a significant increase in property viewings and the number of sales compared to figures from the same period of 2014.

“Although quarter one saw the supply of property remain fairly consistent with previous quarters, buyer interest and activity has been very strong with the firm’s viewing figures up since the final quarter of 2014 by nearly 10 per cent.

“The rise in potential buyers is to be expected as the traditionally busy spring period commences however what is particularly striking is just how quickly some properties are selling. For examples the Perth office recently sold Knowehead Grange in 2 days for £485,000, this was 3 per cent over the guide price. The average time it took the Perth office to sell property during the first quarter was an impressive five weeks.

“It isn’t only local and Scottish buyers registering with the Perth office and snapping up properties such as Knowehead Grange, English buyers make up nearly half of our registered buyers. There is also a high level of cash buyers in the region, around 37 per cent of sales conducted by the Perthshire team in the first quarter were on behalf of cash buyers.

“Our residential team here in Perthshire have unrivalled local knowledge and expertise with many agents having worked and lived in the region for a number of years. The Perth office was also recently given an additional boost by new team member Scott Holley, an extremely knowledgeable agent with particular expertise in high-end sales. Scott is a very welcome addition to an already strong and well established team.”
