Hamilton Grand flat comes to market for over £2.3m

The iconic Hamilton Grand, a red sandstone landmark overlooking the Old Course’s 18th green in St. Andrews, is witnessing its first resale since it was converted into luxury apartments.

Savills has been tasked to broker flat 16, listing the asking price at £2.3 million. The flat is a unit central to the main elevation on the third floor, with four arched windows and two balconies.

Thomas Hamilton commissioned The Grand Hotel in 1895, immediately behind the Old Course. It was the first building in Scotland to have a pneumatic elevator and hot and cold water running in every bathroom, setting the benchmark for the ultimate in luxurious hospitality. Its distinct red hue brought a splash of vibrancy to “The Auld Grey Toon”.

During World War II, the building transitioned from luxury hospitality to serve as a training hub for the Royal Air Force. Post-war, the University of St. Andrews adopted it as Hamilton Hall, a student residence.

A significant change came in 2010 when Kohler & Co, the proprietors of The Old Course Hotel, Golf Resort and Spa, acquired the property. With great attention to detail, they conducted an exhaustive renovation, adding a floor and reverting the building to its opulent roots but with a modern twist. Today, Hamilton Grand houses 27 distinguished apartments, a concierge, a private residents’ lounge, and a breathtaking roof terrace that offers unparalleled views of the Royal and Ancient Golf Club and the surrounding seascape.

The revived apartments stirred the market, with top-tier flats fetching over £4 million, achieving a staggering rate of over £2,500 per square foot, rivalling prime London rates and surpassing Edinburgh’s premium prices by more than double.

Jamie Macnab, the selling agent at Savills who specialises in the St Andrews market, said: “No 16 Hamilton Grand was one of the first units to sell after the refurbishment and is one of the best units in the building.

“It is central to the main elevation on the third floor. It has four arched windows and two balconies overlooking the 18th green of the world famous Old Course.

“The appeal of St Andrews and The Old Course is sometimes overlooked by UK buyers but attracts wealthy buyers from all over the world who love the game of golf.

“Most people assume that all of the buyers are American but the residents of Hamilton Grand are from all over the world, including several different European countries. This is a very rare opportunity to buy a piece of Scottish golfing heritage.”
