GRAHAM secures multi-million contract for office modernisation in Glasgow’s financial district

Privately-owned contractor GRAHAM has signed a multi-million contract with management consultants Solutino Pte Ltd (design and build contract with 6AQ Development Ltd), revamping a prime office building located in Glasgow’s International Financial Services District (IFSD).

The major urban regeneration project will revitalise 6 Atlantic Quay (6AQ), a multi-storey property built in 2003, and deliver 69,354 sq. ft of premium office space spanning over seven floors. Real estate investment management consultants, Solutino, advised and managed the acquisition of the building which faces on to Robertson Street, in 2018.

The development will facilitate single or multi occupancy in the highly desirable IFSD, home to leading names in finance and technology such as Barclays, JP Morgan and BT.

Core elements of the works package include a CAT A fit-out which will return the building to full repair and insure standard, upgraded MEP (mechanical, electrical and plumbing), alongside the construction of 14 car parking spaces – two of which will have charging facilities for electric-vehicles, a revamped lobby and a new secondary entrance on to York Street.

In addition, the project will also feature integrated security solutions with speed gates and lifts providing seamless and potentially contactless entry from the lobby to floors above.

Neill Gillespie, GRAHAM contracts director, Interior Fit-Out, said: “6 Atlantic Quay is a signature project for GRAHAM in Scotland, offering high-calibre office space to attract blue-chip clients in the sought-after location in Glasgow’s IFSD. Demand for premium office space in Glasgow city centre is high and collectively, the design, location and desirability of 6AQ presents it as a significant opportunity for potential occupiers in this competitive marketplace.

“We are looking forward to bringing our technical expertise and professionalism to this landmark development and we are proud to be playing our part in regenerating Glasgow and delivering long-term employment benefits to the city.

“Naturally, the health and wellbeing of our team and subcontractors is our priority. Of course, there are unique challenges arising from the pandemic, but our approach has been, and will continue to be, to strictly adhere to government guidelines and restrictions, and to follow robust social distancing measures on every project. Despite these uncertain times, GRAHAM continues to work hard in support of our partners and clients, up and down the country, so that they can realise their fit-out plans and ambitions.”

Discussing the development, Roger Tan, managing director from Solutino, added: “The record of GRAHAM and its consistency in delivering high quality projects on time and to budget stood out for us. We are looking forward to working in partnership and returning 6AQ to the top of the premium office market in Glasgow.”

Gordon Ritchie, partner at Gardiner & Theobald, said: “We have particular experience of the Glasgow fit-out market and are delighted to deliver robust cost advice as part of the 6 Atlantic Quay project team.”
