The 123-acre Zero Four site was bought by Crown Estate Scotland from ISLA Developments for £3.7 million and marks Crown Estate Scotland’s first purchase since being devolved from The Crown Estate in 2017.

The Zero Four site in Angus is part of Crown Estate Scotland’s plan to invest £70m over the next three years to support the regeneration of coastal communities, renewable energy and sustainable food production.



The deal was negotiated during lockdown and completed on 17 June. Anderson Strathern’s rural property and corporate teams worked on the deal led by the firm’s rural land and business partner, Anne Chapman. The firm was appointed by Crown Estate Scotland as its principal provider of legal services in 2018.

Ms Chapman said: “The team and I really enjoyed working with Crown Estate Scotland on this deal and it’s notable that the whole process, from start to finish, took place during lockdown so it was not without its challenges. We are excited to see what can be achieved on the site going forward.”
