The iconic mural, featuring a man clinging to a window ledge as a lover’s quarrel unfolds above, appeared in 2006 on the wall of what turned out to be a sexual health clinic – though the elusive artist was reportedly unaware of the building’s purpose at the time.

The Grade II-listed Georgian property, located near Bristol Cathedral and the University of Bristol, spans five floors. Its basement currently houses a nightclub.

The sale, managed by Hollis Morgan, includes a 250-year lease for the building. Notably, a restrictive covenant in the lease ensures the Banksy mural cannot be removed, though there is no requirement for its maintenance or insurance. The property’s listing acknowledges the evolving nature of street art, recognising its origins in protest and its vulnerability to time and potential alteration.

The auction is scheduled take place on 12 February, streamed live for prospective buyers.
