Neilsons report surge in Edinburgh and Lothian housing market

Edinburgh-based Neilsons Solicitors and Estate Agents have reported a surge in demand for homes in Edinburgh and Lothian.

Since the Scottish Property Market re-opened on June 29, property market activity has been hectic and at Neilsons Solicitors and Estate Agents there has been a considerable uplift in activity as the firm has the tools, knowledge and expertise to ensure successful sales in the new operating environment.

Compared to the same period in 2019, Neilsons has seen an 88% increase in property detail page views on ESPC.com alongside a 403% increase in viewing requests an d a 112% increase in home report downloads.

The firm has reported a 148% increase in schedule downloads and 50% rise in property email alerts sent to prospective buyers.

James Shipman, director of property services at Neilsons Solicitors and Estate Agents, said: “The demand for our properties for sale in Edinburgh and the Lothians has been simply staggering. We have never experienced such a demand for properties like this before.

“Neilsons properties were matched to 172,895 local buyers in June and July, giving an indication of how many active buyers there are locally right now. Given the dramatic increase in our online views, viewing requests, home report downloads, schedule downloads and virtual tour views our clients properties are attracting interest due to not only the current market conditions but Neilsons’ pro-active and innovative approach to sales, client service and marketing.

“Neilsons have been on-hand assisting clients throughout lockdown and we have our finger on the pulse of current market conditions and the tools required to operate in this busy but fundamentally changed market. Our 360 virtual tour product – bearing in mind the government guidance emphasis on ‘virtual first’ – is a property marketing success generating 25,000 views for our clients’ properties since launch.

“A question we are often faced with right now from prospective sellers is ‘Is it a good time to sell given the pandemic?’

“We really recommend that anyone thinking of selling soon markets their property now to take advantage of this surge in activity whilst the market is considerably hot. With demand for properties comes notes of interest, closing dates being set and excellent sales prices being achieved if the property is well presented for the sale, accurately priced and professionally marketed. We are seeing that happen in the market place right now and the advice is not to delay.”
